We are continuing to witness a worrying and growing disparity in the number of rental properties available when compared to the ever increasing demand from prospective tenants. Prospective new tenant numbers are up by 38% in July 2023, compared to July 2022, but the number of properties available on the market has only gone up by 24%, according to figures published by Propertymark.
For both domestic and international students looking to move to a new city in the next couple of months, the latest research conducted by Savills, shows that there are a quarter (24.5%) fewer homes available to let across the UK’s top 30 student cities since before the pandemic, despite the number of full-time students increasing by 6.3% over the same period. The problem isn’t confined to just major UK cities but also spans out to key regional universities, who are also struggling to accommodate their growing student populations.
Where demand clearly outstrips supply, it means that many will simply end up in sub-standard and/or inappropriate accommodation or face prolonged spells in expensive temporary accommodation. Neither of which are satisfactory outcomes.
